Mandatory five-year electrical checks for all rental properties from April
Compulsory electrical checks will become mandatory for all residential lets from the 1st of April 2021. The new regulations should be coming into force on the 1st of April this year.
From July 1st 2020 the regulations will be in place for new specified tenancies meaning any vacant properties after July 1st will need to undergo an electrical check. All existing specified tenancies must be checked from April 1st 2021 and in intervals of no longer than 5 years to meet the new standards.
By breaching these standards, Landlords could face a fine of up to £30,000 so it is essential that the electrical installation in a rental property is safe when tenants move in and for the duration of their tenancy.
To comply to these standards a landlord must ensure that they supply a copy of the electrical safety report produced following the inspection. Also, any problems outlined by the inspection must be solved within 28 days.
Overall, this is great news for everyone involved. Landlords will have a better understanding on the safety of their properties. Tenants will experience better standards of living and finally, there will be an increase in the demand for electrician services.
