Tenant referencing is the process of conducting a pre-tenancy assessment on a prospective tenant, company or guarantor. This usually involves reviewing the tenants credit file. Their credit file will show any adverse information such as County Court Judgments (CCJs), bankruptcies, liquidations or Individual Voluntary Arrangements (IVAs). We may contact the tenant's current landlord or letting agent to see how they have performed during their current tenancy. We may also contact their employer or accountant to assess their financial situation. If retired or in receipt of benefits then we may also ask them to supply supporting evidence of their income sources.
Before agreeing a tenancy with any new prospective tenant, you should always carry out all necessary background check. These checks will ensure that they are who they say they are, are credit worthy and can afford to pay the rent.
